We identify trade areas within the market where we believe the clients business will be the most successful and begin the process of exploring every possible site opportunity in those areas. Locations are evaluated on factors such as proximity to other retail, traffic count, visibility, accessibility and site conditions.
Once a potential site is identified, ClayCon goes through an in-depth process to determine its viability including financial analysis, cost estimation and risk assessment. We review applicable codes and ordinances to design a conceptual site plan and then develop a budget. A comprehensive package is presented to the client to gain their approval to move forward with the site.
After securing ability to purchase or control the property, ClayCon investigates potential legal, environmental, and financial issues related to the property by procuring an ALTA survey, a Phase I Environmental Assessment, a Geotechnical Report. We also will meet with the local authority having jurisdiction to review the site plan to get preliminary approval of the project.
ClayCon engages with the most qualified Civil Engineers, Architects and other essential professionals to most efficiently design the project. We work with municipal reviewers to expedite approvals while aiming to minimizing cost impacts. ClayCon has a proven process for selecting the most qualified construction team while maintaining cost effectiveness by competitively bidding between our preferred General Contractors.
ClayCon secures the necessary land or property rights after going through a detailed checklist of items to ensure that all necessary legal, environmental design and financial aspects are confirmed.
ClayCon will assign an in-house Project Manager to closely manage the selected General Contractor to ensure that the project is being delivered on time and within the budget. We provide clients with detailed progress reports and invite them to be on weekly calls.
ClayCon turns the building and premises over to the client making sure all permits are closed out and all punch list items are complete. ClayCon will ensure that the client is 100% satisfied with everything and is readily available to assist through any concerns through and after the warranty period. Total client satisfaction is our goal.
